1. Now is NOT the time to test the market. In this market it is not enough that your price is competitive. Your price must be compelling. You are competing again foreclosures and short sales. It is human nature, given two products the same, buyers will pick the lower priced one. But your house is better, you say. That’s through your eyes, but remember its the buyer’s eyes that matter.
2. Your house MUST look good. In twenty years as a Realtor, I’ve never seen so many houses in such great shape. Today’s sellers know about staging and curb-appeal and dealing with obvious problems upfront. Most of time it takes very little money and a lot of elbow grease. There is no excuse for a sloppy house if you’re serious about selling.< |

3. You must get competent help. Honestly, I’m not saying this because I’m a Realtor – don’t even think about doing it yourself or going with a discount brokerage. Seriously. This is a tough market and you need the help of a professional, period. Obviously, I know a good one, but if it’s not me, at least interview and take the time to find excellent help.
Don’t think you can’t sell in this market. Houses sell every day. You just can’t be unrealistic. The buyer doesn’t care how much you owe. They don’t care how much you paid for it. How much you need for the next house. How much you put into it. They don’t care. |
